Property restrictions:
No regeneration, no resistances, no damage reduction, no vs. race (the 4 "R"s).
No immunities.
No "On Hit Cast Spell" or "Cast Spell" but "On Hit" is OK.
No feats on items.
30 properties max per item.
500,000 GP value max per item for level 40 characters (level 22 item level max)
130,000 GP value max per item for level 20 characters (level 20 item level max of course!)
Below are the limits for properties stacking from multiple items:
+50 max per skill
+20 max per saving throw
+12 max per ability score
Level 40: +9 max per AC type (Armor, Deflection, Dodge, Natural, Shield)
Level 20: +7 max per AC type
You also need Haste, True Seeing and Freedom of Movement. (In that order)
